How to read a valuation report (and spot a hopeful one)

Every property on this platform carries an independent valuation — but a valuation is only as honest as its comparables. Before you anchor on the headline figure, check three things. First, the comparables date: a tower with no recent trades should be valued conservatively, not extrapolated. Second, the methodology — income approach for income-producing assets, comparable sales for residential; a report that switches methods to justify a number is telling you something. Third, the confidence grade. We publish all three on every property page, because projections you can't interrogate are just marketing.
