Capital risk
Property values can fall as well as rise. You may receive less than you invested and, in a worst case, nothing at all.
Income risk
Projected rental yields assume occupancy and collection assumptions that may not hold. Vacancies, arrears, service charges and maintenance reduce net income, and distributions can be suspended.
Liquidity risk
Blocks are long-term investments. Marketplace sales depend on buyer demand and are subject to valuation bands and lock-in windows; an exit at your target price is never guaranteed.
Structure risk
Your holding is an interest in a special-purpose vehicle, not direct title to real estate. Recovery depends on the vehicle's assets and its legal framework.
